Goa Govt Approves FAR Boost for Panaji Projects

Panaji’s urban redevelopment plans have received a significant boost after the Goa Cabinet approved an increase in the Floor Area Ratio (FAR) for key redevelopment projects, including Junta House and the St Inez government quarters.

The Cabinet’s decision is expected to facilitate the redevelopment of ageing government residential complexes and public infrastructure, paving the way for modern, better-equipped facilities in the state capital.

According to the government, the enhanced FAR will enable more efficient use of available land, allowing for the construction of improved residential and public infrastructure while accommodating future urban needs. The move forms part of the state’s broader vision to modernise Panaji and enhance the quality of civic amenities.

The redevelopment of Junta House and the St Inez government quarters is expected to replace ageing structures with contemporary buildings that offer better living conditions, upgraded facilities, and improved infrastructure for government employees and residents.

Officials said the decision reflects the government’s commitment to planned urban development and sustainable infrastructure growth in Panaji. By permitting a higher FAR, the state aims to maximise land utilisation while ensuring that redevelopment projects are carried out in a structured and efficient manner.

The approval is likely to accelerate long-pending redevelopment initiatives and contribute to the transformation of key government housing clusters in the capital city.

With the Cabinet’s clearance now in place, the projects are expected to move forward through the necessary planning and implementation stages in the coming months.
